Four words do most of the work in EasyDigz, and two of them look interchangeable but are not. Five minutes here saves a lot of hunting later.
#Accounts and Contacts
| Account | Contact | |
|---|---|---|
| What it is | A person in your database | A person's engagement with your site |
| Who creates it | You, by hand, bulk upload, or the MLS import | The platform, when someone acts on your website |
| Holds | Name, email, phone, address, tags, relationships | Favourites, saved searches, enquiries, activity |
| You use it to | Send email, build campaign audiences | See who is warm and worth calling |
| Found under | Accounts | Contacts |
You email Accounts. You read Contacts. If you are building an audience for a campaign, you are working with Accounts, tags and contact lists.
#Listings and Opportunities
Both are properties. Which one a property becomes depends on your role in the deal, and the MLS import decides this for you automatically.
| Listing | Opportunity | |
|---|---|---|
| Your role | You are the listing agent or co-listing agent | You are the buyer agent |
| In plain terms | A home you are selling | A deal you are working on the buying side |
| Linked to | The seller | The buyer |
| Lifecycle | Listing stages through to sold or expired | Created → Agent Reviewed → Qualification → Offer Submitted → Under Contract → Due Diligence → Closed |
A single property can appear as both, at different times, you listed it, then someone else's buyer bought it. The import keeps the history straight.
#Tags versus contact lists
Both group people, and both can be used to choose who receives an email. They differ in how they are maintained.
| Tag | Contact list | |
|---|---|---|
| Think of it as | A label on a person | A named collection of people |
| A person can have | Many tags | Membership in many lists |
| Best for | Attributes that persist, "first-time buyer", "past client" | A specific group for a specific purpose, "October open house" |
#Words used for email
| Term | Means |
|---|---|
| Marketing email | A drip campaign step or a trigger email. Subject to the sending rules |
| Transactional email | A deal-related system email. Not subject to the daily cap |
| Drip campaign | A sequence of emails on a schedule you set |
| Trigger | A single email sent because something happened, a price cut, a stage change |
| Suppression | An address blocked from your future marketing, by bounce or unsubscribe |
| Token | A placeholder like the contact's first name, filled in at send time |
