The people in your database, name, email, phone, address, tags and relationships. You create them by hand, by bulk upload, or automatically from the MLS import.

Lenders, inspectors, appraisers, attorneys, photographers and contractors are Accounts with a service-provider type. That is how they can be attached to a deal.
#Contacts
What people have been doing on your public site, favourites, saved searches, enquiries, activity. You do not create these; they appear when someone acts.
This is the screen for "who is warm". Someone who saved three searches this week is worth a call in a way that a name in a list is not.

#Subscription status
The subscription column reflects whether marketing can reach them. Someone who unsubscribed shows as unsubscribed and stays that way, including for one-off emails. See Bounces and unsubscribes.
