County records enrichment

Imported properties are topped up with verified county data, owner names, parcel numbers, mailing addresses, and what happens when a record cannot be found.

Before this you need

MLS data describes the marketing of a property. County records describe its ownership. EasyDigz adds the second automatically to every imported property.

#What is added

FieldWhy it is useful
Verified owner namesFrom official ownership records, accurate seller information rather than whatever the listing said
Parcel numberThe county identifier, used on legal documents and for property research
Property identifiersAdditional official identification
Mailing addressWhere the owner actually receives post, often different from the property, and valuable for direct outreach
The mailing address is the quietly useful one

For an owner who does not live at the property, this is the address that reaches them. It is the difference between a letter arriving and a letter going to their tenant.

#When the county has nothing

Sometimes a parcel cannot be matched. The import does not fail, it creates the listing from MLS address information, raises an Action Item assigned to you, and notifies you to fill in the gaps.

Action Items are the signal something needs you

Nothing is silently incomplete. If a property has missing ownership detail, there is an Action Item for it. Working through them is worth doing before you generate any documents.

#Linking to people

Enrichment feeds the automatic linking of properties to Accounts, using logic that depends on the kind of record:

RecordLinked toNote
Active listingThe sellerVerified from ownership records. If no seller Account exists, one is created from the verified owner name
Closed opportunityThe buyerYour client, who bought it
Closed listingBothThe property has a new owner, so you are prompted to confirm the original seller from your listing

The result is a relationship map you did not build by hand, which is what makes repeat clients and referral sources visible later.
