Every visit to the property is booked by email. When a time is agreed, the date lands on the listing and in your Calendar by itself, and everyone gets a calendar invitation.
| Visit | Who comes |
|---|---|
| Property visit | You |
| Photography, including 3D tour | Photographer |
| Pre-inspection, home, pest, radon and septic/sewer inspection | The matching inspector |

#Your property visit
At Created and Agent Reviewed, the Overview shows Book the property visit.
- 1
Click Book the property visit.
- 2
Under Times you can do, choose a day and a start time.
Click + Add another time to offer up to three. Optionally choose how long, 30 minutes to 2 hours, and add a note for the seller.
- 3
Click Send the time to [seller].
The seller gets a private link to pick a time. The panel then says "Waiting for [seller] to pick a time", with Send again, Offer new times or Withdraw the times.
The seller picks a time, with an optional note such as a gate code, or clicks None of these times work and asks for others. When they pick one, the date goes onto the listing, a Property Visit entry is added to your Calendar, and you both get a confirmation with a calendar invitation.
The seller's link works for 21 days. Times are in the property's time zone. You can also Change the time, Cancel the visit, or Set the date myself on the Details tab instead.
#Inspections and photography
- 1
At Listing Setup, add each provider's email.
Click Add inspector emails; Transaction Participants opens on Service providers. Add a card for each: pre-inspector, home, pest and radon inspectors, surveyor, septic/sewer inspector, appraiser and photographer.
- 2
Click Email inspectors to book on the Overview's Inspections card.
Tick the visits to send. If one address is on several visits, they get one email covering all of them.
- 3
Each provider offers up to three times through their private link.
If they do several inspections, they choose a separate time for each or all in one visit.
- 4
The seller picks one.
The date goes onto the listing and your Calendar, and the seller, the provider and you each get a confirmation with a calendar invitation.
- 5
After the visit, the provider uploads the report, or the photographer uploads the photos, through the link in their confirmation.
It goes to the seller first.
You can put several email addresses on one visit, two home inspectors, say. Each is asked for times, and the first one the seller accepts gets the visit; the others are told it is already scheduled. Provider links work for 21 days.
If the listing has no seller email, you get the providers' times instead and can accept on the seller's behalf. Only visits booked through the platform create Calendar entries, a date you type by hand does not, and the photographer only gets an upload link when photography is booked this way.
#Keeping track
The Inspections card shows each visit as Booked for [date], Emailed [date], Owner asked for other times or Not booked yet, with the report state, and a Still to book (N) line for what is left. Once one visit is booked you can move to the next stage; the documents can keep being signed alongside.
#Inspection reports go to the seller first
- 1
The provider uploads the report, a file up to 10 MB or a link.
The report link works until 30 days after the visit and can be used once.
- 2
The seller sees it on their dashboard marked Only you can see this, and clicks Share with my agent.
Until then, Reports & media shows it as "with the seller" and you cannot open it.
- 3
When it is shared, you are emailed and it appears in your Documents tab. Click Review it, then Mark reviewed.
- 4
Click Share it to put it on the seller's dashboard for their approval.
If a report came to you by email instead, click Upload report on its "Still to come" row.
You can still move the stage before the seller approves. If the listing has no seller, reports come straight to you.
