Is a backyard ADU worth it? Michael Walliser takes a real lot in Durham, NC and works through it live with Reynolds McFarlane, Managing Broker at Carolina Land Experts, and Christopher Britt, Partner at Enduring Oaks Venture Partners and Chief People Officer at EasyDigz. Reynolds came into real estate through GIS and mapping and has put more than 240 properties under contract in the past three years. He walks through what he checks on every parcel: setbacks, stream buffers, floodplain and utility access. Christopher brings the investor's test: if an ADU doesn't at least pay for itself, it isn't worth building. Using GIS parcel maps, the Durham UDO and EasyInsights rental data, they show the questions to ask before you build an accessory dwelling unit, and where the numbers land.
Durham allows one ADU per lot, and more units require a rezone. The size, parking and flood-zone rules are below.

It's difficult. A septic system is sized for the bedrooms of the existing house, so adding units usually means re-engineering it. On the Durham lot in this episode, sewer access was the deciding factor.
A 2026 state law (SL 2026-59) requires cities of 50,000+ outside the coastal area to allow at least one ADU on single-family lots. Check your city's effective date.
It can be, if the build cost stays near $170K to $175K all-in. At $1,750 a month in rent, that's roughly break-even at today's rates. Owners with equity or lower build costs come out ahead.
It can. When a city allows an ADU by right, the land can hold another home, which makes it more valuable. Reynolds and Christopher expect land values and tax assessments to rise as more cities allow ADUs.
In some cases. Fannie Mae now counts rent from one existing ADU on a 1-unit primary home, up to 30% of qualifying income. Construction loans for ADUs are still less standard.

Setbacks are the required distances from the front, side and rear property lines, and they can take a lot of land off the table. On the Durham parcel in this episode, the Rural Residential setbacks are 50 ft front, 12 ft side and 25 ft rear.
